Call (206) 420-3426Commercial locksmithing isn’t one job. It’s six or seven different jobs that happen to share a customer type, and what we get called for shifts noticeably from one city to the next. That is what decides what goes on the van before we roll.
| City | Typical drive time | What commercial work looks like there |
|---|---|---|
| Burien | ~15 min | Auto body shops needing client door locks and ignition cylinders rekeyed to match the customer’s existing key. City work: padlocks securing Parks & Recreation facilities. |
| Tukwila | ~15 min | Industrial district. Whole-building rekeys when a manager leaves or a master key goes missing. Crash bars that won’t dog down. |
| SeaTac | ~15 min | Airport corridor. Commercial fleets — transport vans, tarmac maintenance trucks. Park-and-fly operators who have lost a customer’s key. |
| Kent | ~20–30 min | Commerce districts and institutional work, including several schools. |
| Seattle | ~25–35 min | High burglary and vandalism. Businesses arrive to a mangled door and need mortise cylinders replaced the same day. |
| Bellevue | ~30–45 min | Retail and office door hardware — door closers, panic bars, mortise locks. |
Drive times are typical from our Burien storefront, not guarantees — traffic on I-5 and 405 is what it is. We’ll give you a realistic window when you call, not an optimistic one.
A master key system is a hierarchy. At the bottom is the change key, which opens one door. Above it sits a master that opens a defined group — a floor, a department, a wing. Above that, a grand master opens everything. Done well, a janitor carries one key instead of fourteen and a department head cannot walk into payroll.
Three things decide whether the system still works in five years.
We publish our residential ranges because almost nobody else will: a lockout runs $75–$150, a home rekey $100–$200, transponder programming $80–$250 depending on the vehicle.
Commercial work we quote rather than publish, and the honest reason is that there is no single number to publish. A six-door rekey on existing hardware and a 40-opening master key system with new Grade 1 cylinders are not the same job and should not carry the same price.
What actually moves a commercial quote:
Send us the scope by phone or email and we will quote it. You get a firm number before anyone touches a door. If we find something on site that changes the price, we stop and tell you before we keep going.
Commercial hardware is graded by ANSI/BHMA, and the grade is the single most useful thing on a spec sheet. Grade 1 is the commercial standard — built for heavy daily traffic, and what you want on an entry door a hundred people use. Grade 2 suits light commercial and interior openings. Grade 3 is residential; it does not belong on a storefront door, whatever the box says.
What we stock and install:
If you have standardized on something we do not stock, tell us and we will source it rather than talk you into what is on the shelf.
Four technicians cover this work. Two run local service calls. One covers the full map, Olympia to Tulalip. The fourth is a surveyor and estimator who handles large multi-city projects and multi-day work orders — he is the one who walks a building, counts openings and writes the scope before anyone touches a door. On a job bigger than a handful of cylinders, that walkthrough is what keeps the quote honest.

Yes — and we recommend doing it promptly. We can rekey your office locks to void the departed employee's key and issue new keys to current staff, often same-day. We can also rekey all locks to a single new key for simplicity.
Yes. We install, repair, and maintain panic bars, push bars, and exit devices for commercial properties throughout King County. This includes Von Duprin, Falcon, Corbin Russwin, and other commercial-grade hardware.
Assume yes until you can prove otherwise. A master key that is unaccounted for compromises every door it opened, and “it will turn up” is not a security plan. If the system was designed in separable groups, we may be able to rekey only the affected group rather than the whole hierarchy — that is one of the things good documentation buys you. Call us and we will tell you honestly which situation you are in.
From our Burien storefront, typical drive times are about 15 minutes to Burien, Tukwila and SeaTac; 20–30 minutes to Kent; 25–35 to Seattle; and 30–45 to Bellevue. Mobile dispatch runs 24/7, including nights, weekends and holidays. We will give you a realistic window on the phone rather than an optimistic one.
Usually, yes. If the new hardware accepts your existing keyway, we can pin it to your current key so nobody has to carry a second one. This is routine work for us — Burien body shops call so a customer’s vehicle leaves with one key that works everything. If the keyway will not cooperate, we will say so rather than sell you a workaround.
Yes. Our storefront is open Mon–Fri 9am–5pm, but mobile dispatch is 24/7. After-hours charges may apply depending on the job — we will tell you before we schedule, so you can weigh the downtime against the difference.
The grades come from ANSI/BHMA and describe how many operating cycles the hardware is rated for and how much force it takes to defeat it — not how it looks. Grade 1 is the commercial standard and belongs on any public-facing entrance. Grade 2 is light commercial and interior. Grade 3 is residential. On a storefront door, Grade 1 is the right answer nearly every time.
